Employed as the main contractor, Horsham Gates 3 Extension, this new property was an extension to an existing Permitted Development conversion scheme. Built using piled foundations with an RC podium slab and a CLT (Cross Laminated Timber) superstructure to form 3 storeys of residential accommodation on top.
The new build property covered 12,250sqft and was directly adjacent (within 5m) of Horsham Railway Sidings.

We led the design team and worked closely with Network Rail on this logistically complex scheme. We were initially appointed using a Pre-Construction Services Agreement (PCSA) for stage 1 (design development); Stage 2 (construction) was delivered using a JCT DB 2016 form of contract.
Outputs that we produced from the PCSA included the Employer’s Requirements, Construction Programme and fully detailed fixed price.
The total period for design development and construction was 19 months to completion. This new build element was the final phase of a total redevelopment of the prestigious Horsham Gates landmark site.
